Is it better to knock down and rebuild or just renovate existing home?
Ultimately, the decision depends on your specific circumstances and priorities. We will consult with you to assess the feasibility and costs associated with each option in our first meeting. Additionally, local building regulations and zoning laws may influence your decision. Consider your long-term goals, budget constraints, and the lifestyle you envision in your home before making a final choice.
How long does the building process take?
This depends on the scope of works. Once that is confirmed, we will advise in writing how long the project will take, and we will keep you updated throughout the build process via access to your online client portal. For an upper floor extension, major renovation or knock down re-build, allow anywhere from 6 - 12 months. If there are any unforeseen delays, an Extension of Time Request will be submitted and approved.
How long does it take to get council approval?
Once the DA (Development Application) is submitted to council it can take roughly 6-10 weeks (subject to council conditions and requirements and assuming there are no objections from neighbors). Upon DA approval, the CC (Construction Certificate) application is then lodged with a private certifier which can take up to 2 weeks, subject to DA conditions. In some instances when the renovation is straight forward, a CDC (Complying Development Certificate) can be applied for through a Certifier and this process is much quicker, taking approximately 3-4 weeks from date of submission.
What is your square meter rate?
We specialise in custom renovations / builds, every project is different based on the level of finishes and design choices, so we don’t give a flat square meter rate. Once we have your plans, we can give you a written report with an estimate by using an industry calculator called ProCalc which uses independent, up to date industry driven pricing.
This is our budget; can you build our dream home for that?
We highly recommend getting financial advice before you start the building journey so you have a clear idea of what you can afford. We can then give you an honest and realistic idea so you don’t waste money designing something you can’t afford.
Do I have to move out while you are renovating my home?
We highly recommend you move out of your home whilst undertaking any sort of major renovation/extension. If you can't move out of your home and are happy to live in a construction site, we will do our best to accommodate you.
Can I make changes to the design after building has begun?
345 Construction allow you the flexibility of changing your mind throughout the building process so you can end up with the home you love. Any changes will be noted and charged as a Variation.
Do you offer assistance with selections and finishes?
To assist in your selections, we offer a complimentary consultation with a Colour and Interiors Consultant to help you achieve the look you want. You then have the option to engage their services to continue to help guide your design aspects and colour choices for your new home right down to the furnishings if so desired.
