Building Your Dream, One Detail at a Time
At 345, our primary goal is to deliver an unparalleled building experience for our clients.
We achieve this by adopting a personalized and collaborative approach throughout the entire building journey, supported by outstanding communication and streamlined processes.
STEP 1 - INITIAL CONVERSATION
This is an opportunity to find out the basics of what you are wanting to do, budget you have in mind and we can answer any questions you have. From here we will organise a face to face meeting.
STEP 2 - MEETING/SITE VISIT
In our first meeting, our priority is understanding your underlying motivation. We want to find out the reasons behind your decision to renovate, extend, or build a new home. Knowing your 'why' enables us to understand your needs, ideas, passions, and budget, aligning them precisely with the purpose behind your construction project. While we are more than willing to provide suggestions, share experiences, and offer information, our ultimate objective is to center the entire process around you. We can also assess the site and ensure we are the right builder for you.
STEP 3 - CONCEPT DESIGN
Depending on your budget and type of project, we will engage either a design Consultant or Architect to design the home of your dreams. During this process we will be with you every step of the way, guiding and listening to your needs and wants. If you already have plans, that’s ok too.
STEP 4 - PRELIMINARY AGREEMENT
Once you have drawings ready to submit to council, we can give you an opinion of probable costs in a professional report to ensure your project is within your means.
We do this by using an industry calculator called ProCalc which uses independent, up to date industry driven pricing. If financing is required for the project, we recommend you liaise with your finance broker at this stage to ensure you can proceed confidently.
STEP 5 - BUILDING APPROVALS
All projects require a Development Application, and in some cases, a Complying Development Certificate may suffice. Our team can offer advice on the best approach based on your requirements and will manage this process with you. Once we have approval from council any conditions of consent, and coordination with required consultants such as structural and hydraulic designers in readiness for construction will be undertaken. These refined plans, along with other documentation required by the development consent, are compiled and provided to the Principal Certifying Authority (PCA). The PCA issues the Construction Certificate and oversees the project’s construction in collaboration with our team.
STEP 6 - FIXED PRICE PROPOSAL
Once plans are approved by Council, we will put together a detailed fixed price proposal which will ensure there are no hidden surprises along the way.
STEP 7 - CONTRACT SIGNING
We use building contracts from Master Builders Association and it will contain all the necessary insurances, timing and detailed personal requests you have made.
STEP 8 - CONSTRUCTION
Construction commences with regularly scheduled site visits and access to your own client portal to ensure you can stay up to date at all times during your build process.
STEP 9 - HANDOVER
As professional builders, we will meet with you onsite to hand over your new home and answer any questions you may have.
STEP 10 - AFTERCARE
Once we hand you back the keys, our relationship continues until the end of the defects liability period during which time we will rectify any defects that may arise after the property has had time to settle.
